 Ground floor

• Suite 1: Super king bed (can be split into twin beds) and walk-in closet. The suite also includes a cozy living room with its own large terrace, offering ocean and garden views. Size: 52 m².
• Suite 2: Super king bed (cannot be split – “matrimoniale”). The suite also includes a modern living room with its own small terrace and private lawn garden, offering distant ocean views. Size: 55 m².

First floor

• Master Suite: Super king bed (convertible to twin beds), a walk-in closet, and a spacious bathroom with a bathtub. The suite also includes a cozy living room with a fireplace. Additionally, it offers two private balconies – one with an outdoor rain shower, providing panoramic ocean and garden views. Size: 59 m².
• Bedroom 1: King-size bed (convertible to twin beds), with ocean and garden views. It features 100% blackout curtains and floor-to-ceiling shutters on the French balcony. This bedroom adjoins the Master Suite and has a communicative door that can be locked and is soundproof. Size: 20 m².
• Bedroom 2: King-size bed (convertible to twin beds), walk-in closet, and a spacious bathroom with a bathtub. It also offers ocean and garden views. The room features 100% blackout curtains and floor-to-ceiling shutters on the French balcony. Size: 25 m².

Second & Third floor

• Tower Bedroom 3: King-size bed (convertible to twin beds), a separate coffee corner with a fridge, and a courtyard view. The room also provides access to the Tower Pavilion, offering sea views. It features 100% blackout curtains and floor-to-ceiling shutters on the French balcony. Size: 20 m².

All bedrooms have en-suite bathrooms, each equipped with a shower and bidet, with two featuring a bathtub. Additionally, each bathroom includes double vanities (except for Bedroom 1 and Tower Bedroom 3, which have single vanities), Brač stone amenity holders, and granite countertops with a minimum of two meters.
The washing machine and clothes dryer are also available for guests’ use.

• The Cloister

An inner courtyard surrounded by glass walls and sliding windows, featuring a Brač stone three-tier fountain, a 100-year-old olive tree, and surrounded by bougainvillea, climbing plants, and a pergola. Size: 180 m².

• Chef’s Kitchen

 Fully equipped with Gaggenau and Bosch appliances, including an island/bar, oven, dishwasher, microwave, and plate warmer. The kitchen also features an informal dining area, perfect for breakfasts (up to 8 guests), adjacent to the summer kitchen. Size: 65 m².

• Professional Sous Chef Kitchen

Stainless steel prep surfaces and Bosch appliances, located adjacent to the main kitchen. Size: 12 m².

• Formal Dining Room for 10 

Can also serve as a private boardroom/conference room. Size: 26 m².

Offers panoramic views over the pool to the sea, with a fireplace and Moon Chandelier. Size: 32 m².

Accommodates 4 persons, with a separate shower, located adjacent to the gym in the tower.

• Wine/Olive Oil Cellar

Located on the lower ground floor, featuring wines from Italy, Croatia, and Slovenia. Suitable for tastings for up to 8 guests and also stores Tranquillity’s olive oil and other goods. Accessible by invitation. Size: 25 m².

Offers a view and access to the courtyard, with a grass pad for outdoor yoga and exercises. Size: 20 m².

Features removable hammocks with ocean and garden views.

OUTDOOR FEATURES

Adjacent to the pool, this shaded outdoor dining area seats 12 and can be expanded to accommodate up to 19 guests for parties and events. It includes a wet bar, refrigerator, professional three-section grill, and a pizza oven shared with the adjacent villa (which can be relocated to Villa Johanna). Size: 33 m².

• Eco-Organic Kitchen Garden: Shared with the adjacent villa, featuring a variety of herbs, watermelons, root vegetables, lettuces, zucchini, tomatoes, kale, Swiss chard, onions, and more.
• Fruit Trees: Lemon, lime, orange, grapefruit, pomegranate, and fig trees, along with olive trees, are spread across the property, providing seasonal fruits.
• Yoga Platform: An outdoor space surrounded by an olive grove and lavender field, also suitable for wedding ceremonies. Large sail shades are installed for added comfort.

PERMANENT STAFF

Croatia Villas Johanna employs three permanent staff members and one seasonal worker, bringing the total number of staff to four during the high season. All four staff members are live-in and provide support to both Villa Lucia and Villa Johanna. The villas are staffed around the clock, with working hours from 7:30 AM to 10:00 PM.

SUSTAINABILITY

• Villa Johanna and Lucia are committed to sustainability, aiming for net-zero emissions. Completed in 2022, the resort features 75 KW of solar power, solar thermal, heat pumps, and energy-efficient systems. We’ve pledged to eliminate single-use plastic and use eco-friendly pools with minimal chemicals.
• The villas use rainwater harvesting and wastewater recycling for gardens. Villa Johanna’s lap pool features an energy-saving self-deploying cover.
• We maintain an organic vegetable garden, citrus trees, and a 20-year organic olive grove. Recently, we added a free-range chicken coop and plan to introduce sheep and goats to enhance self-sufficiency with locally sourced eggs and cheeses.
